Don't worry about being disturbed. There's plenty of room on this 7 acre estate. 3 acres wood...4 acres open pasture, with a deep water open cove with visability across the lake. We are located on the public side, relatively close to Lake Anna Marina. ** A thorough cleaning is completed after each rental which complies with OSHA cleaning standards. **
The rental is the WALK OUT LOWER LEVEL of the house, all above ground with views of water...10' ceilings, open and spacious. This is a 4 br 2 bath Vacation Rental. The owners (Pat and Tom) are occasionally at the property to perform maintenance for continued guest enjoyment. While here, they occasionally occupy the upstairs though are quiet and courteous towards guests. There are no shared indoor spaces thus allowing renters complete privacy.
At Rocky's Run Retreat, of course, the grounds are what sets us apart from many other rentals. We have 7 acres, 3 of which are cannopied with 100+ year old hardwood trees, giving our guests the feeling of overnight camp!! There are trails and trail lights for night time enjoyment. There are 2 decks with tables and chairs. The trail to the boathouse passes the sandy beach....The boathouse has a screened-in porch with ceiling fan and fridge....Deep water, 12' off the front deck, with 2 kayaks and floatation devices....Sit in the swing and watch the sunsets!!!
4 Bedrooms-
The 1st Bedroom has a beautiful queen bed in Asian motiff with a private 8' sliding glass door, view of lake and grounds and additional windows. It has 2 love seats, book case and stained glass over window.
2nd Bedroom is in equestrian motiff with quality full futon, microwave and sink basin...private door to outside.....TV/DVD combo, books and games.
The 3rd Bedroom has twin beds, chest of drawers and 2 windows for view of grounds.
4th Bedroom is a Laura Ashley Queen with 8' sliding door and view of water.

Living Room and Kitchen-
- There is a fully stocked kitchen, complete down to the coffee maker, with another sitting area, table , tv/surround sound...washer/dryer.

All linens, towels, trash bags, toilet paper are furnished and are at No Charge.

The living area is spacious with sofa, chairs, bistro table and 8' sliding door for looking at water, 50" TV/surround sound.

Booking Terms
Must be over 28 yrs of age to make reservation. The person signing the contract MUST occupy the rental during the rental dates.

No smoking
Owner sends contract/waiver (pricing, cancellation policy, etc) to renter within 3 business days. Payment and contract/waiver must be completed/returned within 3 days of receipt.
Forms of payment accepted: Zelle, PayPal (Friends/Family), Venmo (Friends/Family), or personal check accepted. If you send payment via Paypal or Venmo and do not use the friends and family option, you will be responsible for all fees.
$500 refundable security deposit returned to renter upon check-out, pending inspection
Cancellation Policy:
More than 30 days before arrival, 50%. Under 30 days, $0 refund (We understand life happens - we will work with you to try to accommodate date changes. New rental dates must be within one calendar year of original rental dates.)
