                Booking Terms

                Guest and Owner will complete a rental agreement before booking is final.

                Dogs will be considered in exchange for a nonrefundable fee per pet per stay. The maximum number of dogs that will be accepted is three. One dog fee is automatically added to the Lake Anna Rental Property quote but will be deducted if no dog is staying or increased if more than one dog is approved.

                50% of rent and tax is due upon booking.  Remaining rent, fees, and remaining tax are due 60 days before vacation.

                Penalty free cancellation up to 60 days before checkin. Vacation cancellation insurance is highly recommended for cancellations within 60 days of checkin.

                Security deposit (minus any damages or fault assessed) will be returned within 30 days.

                Guest(s) entering into contract must be over 25 and must stay the entire duration.  No third party bookings.

                No smoking inside.  Smoking outside permitted if Guests dispose of debris safely and properly.

                Events are not allowed unless approved by the Owner.  An Event fee may apply.

                Spotsylvania County ordinance limits noise level after 10:00 PM until 6:00 AM. Thanks for respecting our neighbors.

                Blue Sails was awesome! Beautiful, clean, big house! Accommodates very large group and pet friendly. Very comfortable beds, enough room to spread out. Property manager very nice to work with and gets back to you quickly with questions. We had upstairs issue for a bit with it not cooling cold enough but property manager took care of that. We had great memories on the large dock. Nice to have the kayaks. Very nice house! Totally recommend!

                This is our first visit to Lake Anna and we couldn't be more pleased with our Lake House. Blue Sails is more than we could have asked for. Spacious and comfortable for our group of 12. The amenities are extensive. The house was immaculately cleaned prior to our arrival. Fiorella did an amazing job. She cleans it like it is her own home. We'll definitely be back!

                Our stay at Blue Sails was great. We had our family vacation there and stayed for 2 weeks and had 17 people. The house is so big we never were in each other’s way. The lower lever with bumper poll, shuffle board and foose ball were a major attraction and provided hours of fun at night. It was clean on arrival and ready to enjoy. Kate and Steve were wonderful and always ready to accommodate and happy to answer any questions. Hanging at the dock and floating in the cove felt like our private swimming hole. My 9 year old grandson caught a bluegill on every cast. Staying there has given our family wonderful memories.

                This was our first visit to Lake Anna. We found the house size with a gathering of 14 to be very comfortable. The house was very clean upon arrival, plenty of parking, and a lot of fun was had by all in the lake. We all enjoyed the swimming and fishing at the dock. We rented a boat, and found it very easy to dock at the boat house. Found it very peaceful being off the main lake, even got to see some deer walking across the back yard at night time. Overall it was a great vacation. Hoping to return at some point.

                Blue Sails was the perfect home for our family vacation with our children and 8 grandchildren! Plenty of room for everyone. Great layout of rooms so there was plenty of room to be together but also private space too. The furnishings are very family-friendly, beds very comfortable and the whole house meticulously cleaned. The cove was so pleasant and we liked the gentle slope to the water and being able to walk in especially with the youngest children. Kate was so friendly and went above and beyond to make our stay one we’ll always remember! We are already looking forward to returning!

                We stayed at Blue Sails for our daughter's wedding held in Mineral, VA. The house was perfect and accommodated all of us very comfortably! It is a great location. Kate was great to work with made it easy for us during a very busy weekend. The house was immaculately clean when we arrived. The kitchen was nicely appointed with everything we needed. Great place to stay - highly recommend!

                This is a 5star ++ place. I have been there for 3 years now and it just gets better with owner improvements! We had lots of my siblings and grandkids and everyone had a very comfortable bed with separate family suites both upstairs and downstairs (kid heaven)! Our boat and jet ski fit on the lifts and we swam non-stop from the dock! Cleanliness was also A++. Agent is great to work with!

                We lucked out when we found Blue Sails for our family Christmas getaway! The house was perfect for the 11 of us and our dog. The sub-zero temps meant we could not enjoy the lake itself, but the size of the house ensured we had plenty of space to spread out and to gather together, both in the game room and the great room. The house was very clean, the beds comfortable, and the kitchen super-well-appointed. We also appreciated that Kate decorated for the winter holiday, AND that Kate was culturally sensitive to ask in advance if that is something we would enjoy. Being able to put our gifts under the tree made our stay that much more special! The layout of the house, with bedrooms and hardwood on the main floor, make the house accessible for those with mobility challenges. This house is a gem, and we would love to come back and stay at Blue Sails again!

                We had a lovely week at Blue Sails! There was plenty of room as our adult kids, brothers and sister-in-laws, niece and nephews came and went as their schedules allowed. Everything was super clean and well appointed. The long driveway was perfect for guests and boat trailers. A double boat dock made things super convenient. Even though the weather was rainy, everyone had a great time with games and puzzles. We'll definitely return.
