Enjoy your vacation at a beautiful lake front home with a magnificent view and lovely boat house. Our home is on the private side of Lake Anna, features over 200+ of lake front with a fantastic view of the lake, has 4 bedrooms and 3.5 baths, open concept kitchen, dining, and great room; two story great room with stone fireplace, prowler style windows facing the lake; hardwood floors; kitchen has maple cabinets w/dark granite counters & walk in pantry; screen porch; huge deck; covered parking; boat house w/screened area & sun deck and shaded beach with gentle sloping water entry. Enjoy swimming in the lake or the community pool; fishing; paddle boarding or bring your own boat to cruise around the 4,000 acre lake. House is fully equipped.

The house has an excellent layout with stunning views from the kitchen and main floor family room. The family room has a TV above the fireplace. There is ample space for eating and serving food with a kitchen bar that seats four, a kitchen table for 4, a standup bar for 4 and a dining room table for 6.

On the lower level there is a large game room with ping pong table, foosball and game table as well as a large screen TV and comfy sectional.

The house features YouTube TV and has broadband internet. Internet service is fiber and one of the only neighborhoods with fiber. TV's are located in the main floor family room, the basement family room as well as in the Master Bedroom and upstairs bedroom with the queen bed.

The outside amenities are pretty cool too - You have a screened-in porch off the kitchen area with table and seating area, an expansive outside deck to barbecue (gas Weber grill) with a picnic table that seats 8. You have a boathouse with screened in porch and seating, shaded area with a round picnic table and a sunny deck with beautiful views. There is an outdoor firepit.

Vista Place is equipped with 2 adult paddle boards, 2 adult kayaks and 2 kayaks for children (weight limit of 130 lbs). If you are interested in renting a boat we can provide companies that deliver to the private side (however they are provided without prejudice or recommendation as we have not used them but other guests have).

There is also a wonderful beach area with a sloping entrance into the lake with a sandy bottom. The beach is shaded so it is perfect for children to play all day without sunburn. Adirondack chairs on both the beach and the boathouse.

The house is secluded from the road with trees on the road side and private entrance and then opens to a wide view of the lake, lakeside.

The Waters has a community swimming pool (less than 1/2 mile from the house open Memorial Day to Labor Day); tennis courts with pickle ball court and basketball hoop and a boat launch area that is available for your use. A children's playground is new and added to the common area - and is available for guests to use.

The house has a covered 2 car carport and room for boat trailer parking.

Minimum age 26 to rent. Under 26 must be accompanied by parent or guardian.

NO Parties or "events" permitted at the house.

***Maximum occupancy is 8 adults; 10 people total. Additional occupancy over 10 considered for small children but not guaranteed. FAMILY GROUPS ONLY.**

 There is a rental agreement that will need to identify all occupants of the house.  A driver's license may be required.  

Please note we are on the private side - which equates to a peaceful and quieter lake (less boat traffic as no public access) but it also means if you bring your boat/jet ski, you need to bring gas cans - there are no public marinas.

*PLEASE NOTE: BOAT LIFTS at the boat house ARE NOT FOR USE. If you bring a boat, you are able to tie up along side of the boat house.

Situated on the main part of the lake for excellent views but out of the main thoroughfare. Great swimming area.

The entire house is reserved just for your fun lakeside vacation.

Interaction with Guests

I am always available via phone and text.

Please note that we do our best to have cob webs swept for outside spaces but it is the country and spiders and birds love the boathouse.

The Neighborhood

The Waters at Lake Anna is one of the best communities on the lake. You have a community swimming pool, tennis courts and playset. Please be respectful of common areas. You will enjoy access to all including the boat launch. Enjoy walking and hiking on open traffic-free roads.

Getting Around

Located five minutes from a grocery store (via car). Car is a must. Many local places to visit.

Things we recommend you bring:

1. Toilet paper

2. Paper towels

3. Garbage bags (we always try and have these at the house but can not guarantee)

4. Laundry detergent and dryer sheets - the washer and dryer are located on the top level and are available to use, if needed. You just need traditional liquid detergent.

5. Dish soap & sponge (we do our best to have these there for you)

6. Dishwasher tablets (we do our best to have these there for you )

7. Coffee: We have two machines (a traditional drip coffeemaker and a Keurig K-cup machine). If you drink coffee you will need to bring ground coffee for the traditional brewer or K-cups for the Keurig.

8. Any food, drinks and spices or other ingredients (e.g., sugar or flour) that you'll need for your stay - we highly recommend picking up graham crackers, marshmallows and chocolate bars and making s'mores by the fire pit

9. Body wash, shampoo, conditioner and other personal toiletries (we have a hair dryer located in the master bath).

10. Lake beach towels: While you'll find bath towels at the house for your use, you'll need to bring along your own towels for the lake, beach.

11. Life jackets - to ensure that you have proper fitting life jackets we recommend you bring your own for safety. We do have life jackets in the boathouse for convenience but can not guarantee that they will be in proper working order and/or not lost from previous guests.

12. Beach toys and/or lake toy

You use the property at your own risk. To the maximum extent permitted by law, Guest agrees to use and occupy the Property at Guest’s own risk and Homeowner shall not be responsible or liable for any damage or injury to any property, and Homeowner shall not be responsible or liable for any damage or injury to any property, person, fixtures or building, at any time on the Property  including any damage or injury to Guest or to any of Guests’s family, guests or other invitees that are on the Property. 

Provided:

1. Hand soap

2. Dishwasher tablets

3. Starter toilet paper (one roll in each bathroom)

4. Linens for all beds

5. Bath towels (inside use only)

6. Trash pick up at the house. Trash and recycleables will need to bagged and easily fit into the trash cans provided. No trash can be left outside of the trash cans. You may need to take a trip during the week to the recycling center dependent upon your amount of trash. There will be a fee accessed if trash is left outside of trash container and not bagged.

Please note there are some things there like coffee filters, oil, salt/pepper but are more for convenience than for 'provision'.

PAYMENT:  VENMO: 50% due at time of booking and 50% Due 30 days before checkin.  $500 Deposit due during second payment and will be returned if no damage.

Cancellation:  50% if 30 days before checkin.  If we can secure another rental we will return your entire deposit.

7 day minimum stays in Season from June through the week before Labor Day.  Memorial Day and Labor Day are 3-4 day minimums. 2 day minimums off season.  Please email with any questions.  

Additional costs:

Cleaning Fee $225 

Refundable security deposit:  $500

5.3% Virginia Tax and 7% Louisa Occupancy Tax

Please note that the transient tax in Louisa County increased from 2% to 7% effective for any rental 1/1/2024 and beyond.

NO Parities or large gatherings - only 8 adults Maximum of 10 people.  Per Louisa County the house is not a Special occasion facility. A place of assembly where dances, parties, receptions, and other gatherings are held.
