Property Description
5,800 sq ft waterfront home with large common areas to mingle and enjoy all your Lake Anna vacation has to offer. Special outdoor features include a large firepit to enjoy the evening or a soak in the inviting hot tub after spending the day on the lake or relaxing at the lovely waterfront area with your own private beach. Two kayaks are available for guest use. This home is on the public side of Lake Anna near the popular Cove Restaurant and is pet freindly. There are 7 bedrooms, 3 full baths, 2 half baths, and it sleeps up to 20 guests - 18 in beds, plus a plush queen size air mattress. There is a $20 upcharge per night for each guest in excess of 14. RELIABLE Comcast xFinity wi-fi and freshly painted throughout.
Main level includes:
- Large great room with beautiful views of the lake, cathedral ceiling, skylights, stone fireplace with gas logs with blower for those chilly nights, 65-inch flat screen, DISH Network, Blueray, and reliable Comcast Xfinity wi-fi.
- Well-appointed gourmet kitchen adjoining the great room and dining areas to keep the family together during meal preparation. Kitchen has an abundance of cabinets, stainless steel appliances, including electric cooktop stove, two ovens (one also has convection), built-in microwave, large refrigerator/freezer (2nd frig/freezer on lower level), dishwasher, toaster oven, coffee maker, Keurig, miscellaneous spices, and ample dishes, utensils, and kitchenware to accommodate large gatherings.

Exterior includes:
- Expansive deck covering entire lake side of home, with screened porch, gas/charcoal grill, tables, chairs, and lots of seating. The deck can be accessed from the master bedroom, kitchen, and great room.
- Lower level patio area with dining tables, ample seating, and hot tub.
- Covered dock on deep water (~15’ off front). A jump gate from upper level, and swing, and swim ladder on the lower deck provide hours of swimming and diving fun. Dock has enough room and cleats to tie up 2 boats and is next to private beach with a gradual slope into the water perfect for younger, non-swimming children. There is a picnic table on the dock for meals on the water, and an Adirondack swing on the upper level to enjoy quiet nights on the water.

Booking Terms
Rental Guidelines. The minimum required age to book this property is 27 and the maximum number of guests is 20, unless otherwise approved by Homeowner. An upcharge or $20 per person per night will be assessed for more than 14 guests. Violations or failure to adhere to these requirements or disclose proper ages may result in the loss of the security deposit and immediate eviction from property with no refund due to breach of contract.
Deposit. A security deposit of $1000 will be collected. All or a portion of the deposit may be retained to cover damage caused by renter and/or their guests, unwarranted service calls, excessive dirt or other mess requiring additional cleaning, violation of this contract, or any other cost incurred by Homeowner due to Guest’s stay. The security deposit shall be returned via original payment form within 30 days of rental departure. Deductions will be accompanied by a letter with an explanation of monies retained.
Insurance. All renters are required to purchase a $3,000 accidental damage protection policy at a cost of $79. You will need to purchase the policy by calling CSA Travel Protection at (800) 348-9505. Tell them you are booking directly from a VRBO property owner and need to purchase the $3,000 accidental damage policy. They will provide an email confirmation with the policy number which must be forwarded to aloughrie@gmail.com prior to check-in. Guests will NOT be allowed to check-in prior to receiving confirmation of insurance.
Reservation and Payments. In order to complete the reservation, a rental agreement will be emailed to you. You must completed, sig,n and initial each page of the agreement, (and the Pet Addendum, if applicable), and either email a copy to aloughrie@gmail.com OR mail to Amy Loughrie, 14908 Crestview Ln, Mineral, VA 23117. For reservations placed more than 60 days in advance, 50% of the total is due with the signed contract and the balance 60 days prior to check-in. Full payment is due with the signed contract for reservations placed less than 60 days in advance. Payments must be made to the owner by either personal check, Zelle, or Venmo, or cash. Personal checks will not be accepted for bookings less that 30 days before check-in. Checks can be mailed to Amy Loughrie, 14908 Crestview Ln, Mineral, VA 23117 A returned check will result in cancellation of the reservation plus a $50 returned check fee.
Cancellation Policy. 100% of all monies will be refunded if a reservation is cancelled at least 60 days prior to the Check-in. There will be a 50% refund for cancellations between 30-60 days before Check-in. No refund will be given for cancellations less than 30 days before the Check-in date.
Check in and Check out. Check-in is 4:00pm; Check-out is by 10:00am. During the peak summer season, please be respectful of these times as the cleaners need time the entire time to prepare the property for the next guest. There is flexibility on the check-in/check-out times during the off-season, but this cannot be guaranteed until close to check-in time.
Pets. No pets allowed without Homeowner consent. Violations will result in loss of the entire security deposit and eviction from the property due to breach of contract. Pet approval must be obtained by completing the Pet Addendum. Only well trained dogs will be allowed (no cats or other pets). There is a $100 non-refundable pet fee for each dog. Pets must be leashed or under owner control at all times when outside the home or off the deck. The neighbors ARE NOT tolerant of dogs wandering on their property. If a dog’s behavior becomes problematic (ie: barking, wandering, etc.), the pet will need to be removed from the premises with no refund of the pet fee. Should pet damage or destroy Homeowner’s property, the security deposit will be deducted accordingly. Please clean up all feces prior to vacating the property. Failure to cleanup will result in partial loss of security deposit. Additional information governing pets is contained in the Pet Addendum.
